The theatre is listed on the National Register of Historic Places.

The Dock Street Theatre, heavily used for the Spoleto Festival USA, was originally built in 1937 as adaptive re-use of Charleston’s only surviving antebellum hotel and was designed in the 18th Century style of a theatre that originally occupied the site. The recent historic restoration began in 2007. Acoustics for chamber music was significantly upgraded for the stage acoustics and the orchestra pit. Noise control and isolation of a modern HVAC system were also provided.
